Nightly rates are based on occupancy for up to maximum # of guests. The number of guests includes adults and children over four years of age (not infants).
PAYMENTS
30 DAYS OR LESS
For reservations less than 30 days out, payment in full is required at the time of booking.
RESERVATIONS MORE THAN 30 DAYS OUT
First Payment: 50% required up front
Second Payment: Remaining balance is due 30 days before arrival, collected automatically using credit card on file.
Guest Reminder: An email reminder will be sent to the guest if a payment is not scheduled to be automatically collected
Nightly rates do not include all applicable taxes (currently 7% Sales Tax, 7% Occupancy Tax), extra guest fees, credit card processing fee, and Cleaning Fee.
SECURITY DEPOSIT
A $500 security deposit is collected up to 7 days before arrival. If all rules are followed and nothing has been damaged, it will be returned 7 business days after departure.
You can cancel without penalty up to 60 days before your arrival date (minus processing fees). After that, we will refund 50% (minus processing fees) of your payment if you cancel at least 30 days before your arrival.
TRAVEL INSURANCE
IMPORTANT: We highly recommend trip insurance as we do not provide refunds outside of our cancellation policy. Weather, family emergencies, sudden illness, natural disaster, etc., do not qualify for a refund. Trip insurance is very affordable and will typically cost less than 10% of your trip cost.

SHORT-TERM RENTAL AGREEMENT
We require a signed short-term rental agreement and ID verification from all guests within 48 hours of booking. Details will be sent automatically upon booking.
MAXIMUM OCCUPANCY
Maximum Occupancy: We ask that you kindly respect our maximum occupancy requirement. During certain times of the year, we offer a discounted rate + an additional guest fee. If you have added additional guests, we understand. Please send us a message and we will update your reservation. The number of guests, includes adults and children (not infants).
UNREGISTERED PETS
-Unregistered pets are not allowed on the property
– We DO NOT accept pets April 1 -November 1. November 2 through March 31 we may consider dogs on a case by case basis. Owner must pre-approve pets before booking. Send us an Inquiry before booking with pets.
NO SMOKING | NO EVENTS
Being a family home, we have a strict no smoking policy. Do not engage in illegal activities anywhere on the property. Quiet hours are between 10pm and 10am. No loud parties.
SECURITY DEPOSIT
Security Deposit – We require a $500 security deposit. It will be collected within 7 business days of check-in. If there is no damage to the property it will be returned within 7 business days of check-out. Guests will be charged for any damages to the property during their stay.
CHECK-IN/CHECK-OUT TIMES
Check-in is anytime after 4 PM and check-out by 11 AM. While we try to go above and beyond to accommodate our guests, we cannot offer early check-ins or late departures. This is to allow our cleaning crew ample time to make sure your home is thoroughly cleaned and sanitized before and after your stay.

There is a Video Doorbell at the front door. Audio and video recording from this location is triggered by movement at the front door.

Booking your vacation rental is quick and easy! Simply visit the booking page, enter your desired dates and the number of guests, and you‘ll be presented with the properties that are available for your chosen dates. Select the property you‘d like to book and you‘ll be taken to the booking page where you can complete the purchase securely and conveniently.
The minimum age requirement to book is 25. Half of the total balance must be paid 60 days prior to arrival, while the remaining half must be paid 30 days prior. All payments are non–refundable after they have been made. However, if we are able to find a replacement guest, we will refund the original guest.
If you wish to cancel your reservation, you must do so at least 60 days before your arrival date. No penalties will be applied. If you cancel between 30 and 60 days prior to your arrival, we will refund 50% of your payment (minus processing charges). Unfortunately, any cancellations made within 30 days of arrival will not be eligible for a refund, unless a replacement guest rebooks your dates.

We are happy to accept families at our vacation rentals, but please note that the homes have not been baby proofed and we do not offer pack-and-play cribs, or a portable high chair. Parents should take extra precautions to ensure the safety of their children.
The standard check–in time is 4 p.m. and check–out is 11 a.m. However, special exceptions may be made with a fee depending on availability. Unfortunately, these exceptions are not possible during peak season (May–October). If you require an alternative time, please inquire with us.
