I want every stay to go smoothly — for you and for the neighbors. Here is everything you need to know before and during your visit. Questions? Just reach out. I am always happy to talk it through.

Cancellation Policy

Plans Change — Here Is How It Works

I get it. Life happens. Here is what to expect if you need to cancel your reservation:

60+ Days Before Check-In

Full refund minus a $75 cancellation fee.

30–60 Days Before Check-In

50% refund minus a $75 cancellation fee.

Under 30 Days Before Check-In

No refund, No date changes. The dates are held exclusively for you, and last-minute cancellations mean I cannot rebook them.

Travel Insurance — Strongly Recommended

I strongly recommend purchasing travel insurance when you book. It protects you against illness, weather, and the unexpected things none of us can plan for. A policy through a provider like Generali or Travel Guard typically costs a fraction of your total stay and covers far more than my cancellation policy can.

Arrival & Departure

Check-In & Check-Out

Check-In: 4:00 PM

All properties use self check-in via a secure keypad on the front door. You will receive your personalized entry code and detailed arrival instructions 24 hours before your stay. No waiting around, no coordinating schedules — just show up and walk in.

Check-Out: 11:00 AM

Please leave by 11:00 AM on your departure day. That window gives my cleaning team enough time to prepare the home for the next guests. A short check-out checklist will be in your welcome guide — nothing burdensome, just the basics like starting the dishwasher and taking out trash.

Need a late check-out or early check-in? Send me a message. When the calendar allows it, I am happy to accommodate — there is no extra charge for a small adjustment.

House Rules

These are real homes in real neighborhoods. The rules are simple and they exist to keep things comfortable for everyone — you, the neighbors, and the guests who come after you.

  • Max occupancy: Each property has a listed maximum occupancy. That number includes all overnight guests and daytime visitors. Please respect it — it is based on septic capacity and safety, not an arbitrary limit.
  • No smoking: Smoking and vaping are not permitted inside any property or on any covered porch. If you smoke outdoors, please use the provided receptacle and keep it away from open windows.
  • No parties or events: These are residential homes. Gatherings that exceed the listed occupancy, generate excessive noise, or impact the neighbors are not permitted.
  • Quiet hours: Please keep outdoor noise to a reasonable level between 10:00 PM and 9:00 AM. Inside the house, enjoy your evening however you like — just be mindful of sound carrying outdoors.
  • Parking: Park only in the designated spaces outlined in your welcome guide. Street parking or parking on the lawn is not permitted.
  • Trash: Take all trash to the outdoor bin before check-out. In bear country, this matters. Do not leave bags on the porch overnight.
  • Firewood and fire pits: Where available, use only the provided firewood or buy local. Bringing firewood from out of state is prohibited by West Virginia law to prevent the spread of invasive insects.

Traveling with Pets

Pet Policy

Only the Delightful Gorge Getaway in Oak Hill welcomes dogs. The property has a fully fenced yard, and the surrounding area has plenty of trails to explore together.

  • Pet fee: $40 per pet, per night. This covers the additional deep cleaning between stays.
  • Dogs only. I am not able to accommodate cats, birds, or other animals at this time.
  • Well-behaved dogs welcome. Your dog should be house-trained, comfortable in new environments, and not destructive when left alone.
  • No dogs on furniture or beds. Please bring a dog bed or blanket from home.
  • Clean up after your pet — in the yard, on walks, everywhere. Waste bags and a disposal station are provided on-site.
  • Do not leave dogs unattended inside the home for extended periods. If your dog is prone to separation anxiety, please plan accordingly.

The Downtown Bungalow and Adventure Haven are pet-free properties. This is not flexible — even one stay with a pet affects future guests with allergies.

Your Information

Privacy Policy

I take your privacy seriously. Here is how I handle your information:

  • What I collect: Your name, email, phone number, and payment details — only what is needed to process your reservation and communicate about your stay.
  • How I use it: To confirm your booking, send check-in instructions, follow up about your experience, and occasionally share relevant updates about the properties or area. That is it.
  • What I do not do: I do not sell, rent, or share your personal information with third parties for marketing purposes. Ever.
  • Payment processing: All payments are handled through secure, PCI-compliant processors (Stripe and the booking platform you used). I do not store your credit card information.
  • Cookies: This website uses cookies for basic functionality and anonymous analytics. No third-party advertising cookies are used.
  • Exterior cameras: Some properties have exterior security cameras at entry points for safety. Cameras are disclosed in each listing and are never placed in private spaces. No audio is recorded.
  • Your rights: Want to see what information I have on file, or want it deleted? Just email hello@staydelightfulwv.net and I will take care of it within 48 hours.

The Fine Print

Terms of Service

When you book a Stay Delightful WV property, you are agreeing to the following:

  • Age requirement: The primary guest on the reservation must be 25 years or older.
  • Accurate guest count: The number of guests listed at booking must be accurate. Unauthorized guests may result in termination of the reservation without refund.
  • Damage and liability: You are responsible for any damage to the property or its contents beyond normal wear and tear during your stay. A damage claim may be filed after check-out if needed.
  • Hold harmless: Stay Delightful WV is not liable for personal injury, loss, or damage to personal belongings during your stay. You use all amenities — including fire pits, outdoor spaces, and nearby trails — at your own risk.
  • Right of entry: I reserve the right to enter the property without notice in case of emergency, or with reasonable notice for essential maintenance.
  • Termination: I reserve the right to terminate a reservation and require guests to leave if house rules are violated. In that case, no refund will be issued for remaining nights.
  • Local laws: Guests agree to comply with all applicable local, state, and federal laws during their stay.
  • Governing law: These terms are governed by the laws of the State of West Virginia. Any disputes will be resolved in Fayette County, WV.
