House Rules & What to Know
We want every guest to have a wonderful stay. A few guidelines help us keep the homes in top shape for everyone.
House Rules
- No smoking or vaping anywhere on the property (indoors or outdoors)
- No parties or events
- Quiet hours outdoors: 10:00 PM – 8:00 AM
- Maximum occupancy: 8 guests (adults & children, excluding infants)
- Stays with more than 4 guests include an additional per-person, per-night fee
- No commercial photography or filming
- No unregistered guests permitted on the property
- No firearms, weapons, or illegal drugs on the property
Pet Policy
- Pets welcome with prior owner approval — up to two house-trained dogs
- Send us an inquiry before booking if you plan to bring a pet
- Pet fee: $40 per pet, per night (max 2 dogs)
- The fenced yard is great for dogs — please supervise jumpers
- Dogs must be crated if left alone and kept off all furniture and beds
- Please clean up after your pet in the yard and outdoor areas
Important: Unapproved pets are not allowed. A $250 cleaning fee may apply for ruined linens, excessive shedding, or extra cleaning needed after pets. You may occasionally hear neighborhood dogs — that’s just the Oak Hill soundtrack.
Check-In & Check-Out
- Check-in: 4:00 PM — Flexible
- Check-out: Before 11:00 AM
- Self check-in via smart lock — your code activates automatically once verification is complete
- Within 48 hours of booking (24 hours for last-minute stays), complete a quick ID match and e-sign the rental agreement
Safety & Security
- One exterior security camera at the front door, facing the driveway and front yard
- Camera records motion-activated video & sound — outward views only, no interior monitoring
- Smoke detectors and carbon monoxide detectors installed throughout
- First-aid kit and fire extinguisher are available on site
Trip insurance: We highly recommend purchasing trip insurance. Weather, power outages, family emergencies, illness, or natural disasters do not qualify for a refund. Trip insurance is very affordable — typically less than 10% of your trip cost.
Things to Know
- Parking: Driveway fits up to 4 cars; no street parking available
- Fire pit & grill: Bring your own firewood for the backyard fire pit and charcoal for the grill
- Fenced yard: Fully fenced backyard — great for dogs, but please supervise jumpers
- Neighborhood: You may occasionally hear neighborhood dogs — that’s just the local charm
- Trash: Please bag all garbage before departure and place in the outdoor bin
Cancellation & Fees
- Cancellation policies vary by booking platform — please review the terms on Airbnb or VRBO at the time of booking
- A standard cleaning fee is included in your booking total
- Pet fee: $40 per pet, per night (max 2 dogs). All pets must be approved before booking
- Additional per-person, per-night fee for stays with more than 4 guests
- Damages, excessive cleaning, or violation of house rules may result in additional charges
Protect your trip: We strongly encourage all guests to purchase trip insurance at the time of booking. Unforeseen circumstances (weather, illness, emergencies) are not covered by our cancellation policy.
