What to Expect
LOCATION
This house is located in a small, quiet neighborhood with wonderful neighbors. It is within walking distance to the neighborhood ice cream shop, and diner downtown Oak Hill.
It is close to several all-season activities including hiking, biking, fishing, whitewater rafting, horseback riding, zip-lining just to name a few.
PARKING
Free parking is available in front of the house. Please limit your vehicles to a maximum of 2.
BEDROOMS
3 Private bedrooms, one with a queen bed, one with a full size bed, and one room with two queen beds All beds are stocked
with high-quality linens.
BATHROOM
2 bathrooms with tub & shower. Fresh towels, hairdryer, shampoo, conditioner, and body wash are provided.
KITCHEN
Fully-stocked kitchen with everything you need including coffeemaker, essential appliances, and cookware.

The Space
Built in 1947, this delightful 1400 sq. foot, single-story home is dripping with original character and charm. Updated it with modern conveniences including; a fully-equipped kitchen, two bathrooms, and central air conditioning and heat. However, it was very important to us to keep as many of the original details and quirky history as possible scattered throughout.
Relax with your morning coffee on the cozy enclosed front porch. Sit down to a comfortable family meal in the dining room, after a day of play in the beautiful New River Gorge.

- This is an 8 person stay- no more than 8 people.
- The property is equipped with towels, bed linens, shampoo, conditioner,
body wash and everything you need for basic cooking. - Parking: driveway attached to the house.
- Exterior video doorbell with camera for guest safety/security.
- This adorable bungalow is a short 5-minute walk to the local ice cream shop, and Heart of Gold Diner. Easy access to Ace Adventure Resort.
- Private entrance & keycode will be emailed to you 24-hours before check-in.
- Basic television, we do not offer cable. We hope guests will use our home as a place to stay to unplug, explore the beauty of the New River Gorge, relax, rejuvenate and connect with their friends/family.

- Bedroom 1: Queen bed topped with soft cotton sheets and a down alternative comforter. It has an attached private bath.
- Bedroom 2: One Full-Bed topped with soft cotton linens and a down-alterative comforter. This room has a desk and desk chair for remote workers.
- Bedroom 3: 2 Queen beds with soft cotton sheets, down alternative comforter, and plenty of comfy pillows.

REFUND POLICY
Our refund policy is strict. To receive a full refund, guest must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
To receive a 50% refund guest must cancel between 7-14 nights before check-in.
NO REFUNDS for bookings 14 days before check-in.
We highly recommend trip insurance as we do not provide refunds outside of our cancellation policy. Weather issues or concerns do not qualify for a refund. Trip insurance is very affordable and will typically cost less than 10% of your trip cost.
PETS
Pets are not permitted in this home.

* Please treat this home as if it were your own, it is a real home loved by real people, please treat it as so.
* Tidy up before you Check-out.
* Pets are not permitted inside the home.
* Please lock all doors and windows when you leave the house.
* Maximum Occupancy: 8 guests. We ask that you kindly respect our maximum occupancy requirement. We do have an additional guest charge for more than 4 guests. The number of guests, includes adults and children (not infants).
* Being a family home, we have a strict no smoking policy.
* Quiet Hours between 10pm and 10am. No loud parties.
* Parking is permitted only in the driveway. Max 2 cars.

* Do not engage in illegal activities anywhere on the property.
* Security Deposit – We require a $500 security deposit. It will reimbursed to you after check-out, if no damage occurred.
* Check-in is anytime after 4 PM and check-out by 11 AM. While we try to go above and beyond to accommodate our guests, we cannot offer early check-ins or late departures. This is to allow our cleaning crew ample time to make sure your home is thoroughly cleaned and sanitized before and after your stay. *
* Must be at least 25 years old to rent.
